A clear expectation from the start: Oil, rust, oxidation, paint, and permanent discoloration may require specialty treatment. Specialty stain removal is not included unless it is listed in the estimate, and cleaning cannot repair existing surface damage.

House Washing & Soft Washing

Request an estimate

House washing covers agreed exterior surfaces such as vinyl siding and other compatible materials. A lower-pressure application is used where appropriate, with the cleaning method adjusted to the material and visible condition.

  • Common organic growth on siding and exterior surfaces
  • Surface-level discoloration that responds to routine washing

Suitable surfaces

Often suitable for vinyl siding and other washable exterior materials after an on-site condition review. Delicate, damaged, oxidized, or previously coated surfaces may need a modified approach or may be excluded.

Important limitation: Soft washing does not remove every stain. Oxidation, paint failure, permanent fading, artillery fungus, and deeply set marks may remain or require separate treatment.

Driveway & Concrete Cleaning

Suitable surfaces

Established concrete in serviceable condition is reviewed before cleaning. Results depend on age, porosity, staining, cracks, previous sealers, repairs, and prior treatments.

Important limitation: Oil, rust, fertilizer marks, paint, tire marks, and permanent discoloration may not fully release. New, damaged, spalling, or poorly cured concrete may not be suitable for standard cleaning.

Patio Cleaning

Patio cleaning covers the agreed patio surface after movable items are addressed and access is confirmed. Nearby siding, doors, landscaping, joints, and drainage are considered during setup.

  • Surface dirt from regular outdoor use
  • Common organic buildup in shaded or damp areas
  • General grime on compatible concrete patio surfaces

Suitable surfaces

Concrete patios and other materials approved after review. Pavers, natural stone, joint sand, coatings, and sealed surfaces require additional condition checks and may need different methods.

Important limitation: Cleaning will not correct settling, cracked slabs, failed coatings, loose joints, or drainage problems. Specialty staining must be included separately in the estimate.

Deck Cleaning

Deck cleaning may include walking surfaces, steps, rails, and other listed areas. The method is selected after reviewing the deck material, finish, age, and current condition.

  • Surface grime on compatible wood or composite material
  • Weather-exposed areas that can be cleaned without repair

Suitable surfaces

Wood, composite, and vinyl deck components may be considered, but loose boards, splintering, failing stain, damaged rails, and hidden deterioration can limit what should be cleaned.

Important limitation: Cleaning does not replace sanding, staining, sealing, carpentry, or repair. Existing finish may react unevenly, and full color restoration is not promised.

Fence Cleaning

Important limitation: Cleaning cannot correct rot, fading, oxidation, damaged coatings, or structural movement. Both sides are included only when access and the written estimate allow it.
